Before you collect the keys
Handover is the one moment where an hour of attention saves months of correspondence. A short, unglamorous checklist:
- Snagging before signing. Bring someone independent if you can. Once you accept the unit, the tone of every conversation changes.
- Check the actual area against the sale agreement, not the brochure. Balcony and terrace treatment is where surprises live.
- Test everything that runs. AC in every room, every socket, every tap, the drainage in each wet area. Photograph what fails.
- Ask for the service charge schedule in writing, not a verbal estimate. It is the number that shapes your yield, and it is the number people forget to ask for.
- Confirm what the chiller arrangement is and who bills it. This single line item catches out more first-time Dubai owners than anything else.
What changes for the neighbourhood
A cluster of handovers in one quarter has a predictable shape. Rental listings spike first, as investor-owners come to market at roughly the same time — which usually means a soft few months for asking rents in that specific cluster before it settles. Retail follows the residents rather than preceding them, so the promenade gets meaningfully better about two quarters after people actually move in.
If you are a buyer with patience, the months just after a handover wave are historically the least competitive time to negotiate in that building.
