People ask which is "better", ready or off-plan, as though it were a single question. It is not. They are different products with different risks, and the honest comparison is about what you can check before you commit.

What you can verify with a ready unit

Quite a lot, and this is the whole argument. You can stand in the actual room, at the actual time of day, and see the actual view — not the view from a renderer's camera position. You can read the real service charge rather than an estimate. You can ask the neighbours what the building is like to live in, which is the single most informative thing available to a buyer and the one nobody uses.

You can also see occupancy with your own eyes: a tower that is half dark at 9pm is telling you something a brochure will not.

What you are actually buying off-plan

A payment plan and a delivery promise. Both can be good. Emaar's delivery record in this district is a real asset, and payment plans are genuinely useful if your capital is arriving over time rather than sitting still.

But be clear about the trade: you are accepting timeline risk and specification risk in exchange for price and terms. The mitigations are unglamorous — read the completion date in the SPA rather than the marketing, check the escrow arrangements, and look at what the same developer actually handed over in the same district three years ago.

The district-specific wrinkle

Creek Harbour has a lot of simultaneous supply. Several buildings reaching handover in the same quarter means several hundred owners arriving at the rental market together. If your plan depends on letting the unit the month you get keys, look at what else completes around you before you model the yield.

How to actually decide

If you are going to live in it: strongly favour ready. The things that make a home good or bad are the things you cannot see in a rendering.

If you are investing and your horizon is long: off-plan terms can work well, provided you priced the wait honestly rather than assuming it away.
